Tuesday – Stand Out With Smart Technology but what drives the largest buyer
pool to even consider touring your home? In a time where visual access is at the swipe of your phone or tablet,
your pictures count! Here are a few
things to consider when you are preparing to list your home on the market.
Less Is More
You have a grand open concept living and kitchen space but
it is completely cluttered with over-sized furniture, family photos and your
prized international shot glass collection. All of these items take away from the real focus, THE OPEN SPACE. This is one of the best staging strategies
and it will also cost you zero dollars. It is more visually pleasing to see a bookcase with a beautiful plant
and strategically placed candle sticks than your whole collection of beaten and
battered science fiction novels. A young
buyer is in an exciting part of their lives where they are identifying their
own personality and style. Do not limit
their imagination to YOUR style.
Rainbow of Greys
Bold and bright colors, especially on interior walls really
inhibit a buyer to visualize how to decorate a room to fit their tastes. We have all heard to keep things very
monochromatic but there has even been a shift in what that means with our Millennial
buyer base. A shift from light beige to
a grey palate is what is working. Buyers
have moved towards a more modern standard incorporating shades of whites. Although we encourage a light and airy
scheme, we also like seeing an interesting feature that will make your space
unique from other homes and something that will stick out to your buyers. This could be an accent tile in the foyer or
kitchen, a decorative wallpaper (yes, wallpaper is making a comeback) on a
study nook accent wall or even a colorful centerpiece on your kitchen island.
No Fuss Materials
Just as important as exuding some sort of luxury, is to make
sure your home features are easy to maintain. Greatest potential here in updating your countertops. Think outside of the traditional granite and
marble and take a look at quartz. This is
more durable stone than the previous two and the color and movement options are
endless! Another trend that has taken off is floor tile
that imitates the look of hardwoods. Hardwoods
used to be the stamp of luxury but not so anymore! This is a great feature for someone who does
not have the time or money to constantly worry about and protect hardwoods. Think young kids and family pets. You want a house to be unphased by the “memories”
created in your home.
Home Office Inspiration
Majority of metro-Atlanta buyers have one thing in common,
TRAFFIC. It is becoming more and more
common place for companies to offer telecommuting and to allow their employees
to work from the comfort of their own home. Buyers need a designated space to work. Make sure to define this space in your home. A simple writer’s desk next to a window with
a stylish chair and maybe a pop of color on the desk is the perfect way to
display your space. Minimalistic
approach here. Less is more, but it
needs to be well defined.
Your goal for staging your home for prospective buyers is to
keep it simplistic with hints of luxury throughout the living space. Utilizing our above tips will help catch the
attention of the largest buyer pool out there. Once you do your part, your agent will be able to properly market your
property and get you on your way to getting your house sold!
